What Does an Owner-Builder Coach Do?

An owner-builder coach is an experienced builder who guides you while you act as your own general contractor. The coach advises; you decide. You stay the builder of record: you hire the licensed subs, make the calls, and run your own jobsite. The coach makes sure you don't make the expensive mistakes.

What coaching usually covers

A good coach meets you at each stage, not just at the start:

  • Before you commit: a feasibility check, a real budget gut-check, and an honest answer to the question "can I realistically run this build?"
  • Planning: the build sequence, the documents you'll need (scopes, subcontractor agreements, draw schedules), and setting finish allowances you can hold.
  • Hiring: how to find and vet licensed subcontractors, how to compare bids by scope instead of price alone, and what to put in an agreement.
  • During the build: check-ins at the milestones, a second opinion on bids and change orders, and someone to call before you sign anything.
  • The finish: what to expect at inspections and how to close out the punch list.

What a coach does not do

This is the part that keeps the arrangement honest. A coach does not pull your permit, run your jobsite, or act as your general contractor. If someone else runs the build, you're paying for a general contractor, and you're back to paying the markup. The whole point of coaching is that you stay in control, and that's why you keep the 20–30% a general contractor would charge.

Who it fits, and who it doesn't

A good fitProbably not a fit
It will be your personal residence: the home you'll actually live inYou're building to flip, rent, or resell quickly
You have land or a lot, or a clear path to financingYou want someone to build it for you with no involvement. That's a general contractor.
You've got the time and temperament to make decisions and stay on top of a projectYou don't have the time to be on site and on the phone

Questions to ask any coach

  • Are you a licensed builder, and are you still working in the field? Advice from someone who's building today beats a textbook.
  • Will you pull my permit or run the job? The right answer is no.
  • How is coaching priced, and what exactly is included at each level?
  • Can I talk to people you've coached?
  • What happens if I realize it's too much? A good coach helps you find that out before you've spent a dime on the build.

How it compares to the alternatives

  • Hire a general contractor: the least work for you, and you pay the 20–30% markup. See how general contractors and builders compare.
  • Build it yourself with no help: you keep the markup, but you carry every learning-curve mistake yourself.
  • Build it yourself with a coach: you keep the markup and have a builder in your corner for the decisions that cost real money.

Common questions

Is an owner-builder coach the same as a general contractor?

No. A general contractor runs your build and charges a markup for it. A coach advises while you run the build yourself. You stay the builder of record and make every decision.

Do I have to know construction to use a coach?

No. That's what the coaching is for. You bring the decisions; the coach brings years of how-to.

What if I start and realize it's too much?

That's what a first working session is for: finding that out before you've spent a dime on the build. You can also step up your level of support at any point.

Carolina Build Journey provides advisory coaching only. The homeowner is always the builder of record. Figures on this page are planning ranges, not quotes or a promised savings amount, and your numbers depend on your project.
